We originally paid local architectural designers £7,000 only to have our application refused. Adara redesigned the entire scheme and planning permission has now been granted.

What type of property is it?
This affects what you can build without a full application.
Do any of these apply to the property?
These change the planning route, so it's worth knowing now.

Half our team used to be council planners. The other half are creative architects.
That's the Adara difference. We don't just design something beautiful, we design something that gets through planning.
Your planning experts
Our team previously worked inside local authority planning departments, so we know how applications are assessed and what gets them approved.
Every design in 3D
You'll see and walk around your new space before anything is built, and we'll give you as many design options as we can.
Your own project manager
One dedicated person keeps your project on track, on time and on budget, and is always available for a quick question.
Do I actually need planning permission for an extension?
Not always. Many single storey rear extensions, side extensions and loft conversions on houses can be built under permitted development, as long as they stay within set limits. Flats don't have permitted development rights, and conservation areas and listed buildings have extra restrictions. We'll tell you which route applies to you on your free consultation, and we recommend a Lawful Development Certificate so you have it in writing even when permission isn't needed.
How long does planning permission take?
Councils have a target of 8 weeks to decide a householder application once it's been validated. Before that, allow time for the design and drawings. Timescales vary by borough and by how busy the planning department is, so we'll give you a realistic timeline for your project once we've seen it.
My application was refused. Can you help?
Yes, and this is where our team's background really matters. Having worked inside council planning departments, we understand why applications are refused and what needs to change. Depending on the reasons, that might mean a revised scheme, a resubmission or an appeal. Bring the refusal notice to your consultation and we'll give you a straight view.
Which areas do you cover?
We're based in Totteridge in North London and work with homeowners right across London and the surrounding areas. Our planners have experience with a wide range of London boroughs.
What does the free consultation involve?
A conversation with one of our architects about your property, your ideas and your budget. We'll explain the planning route, what's realistic, and how we'd approach the design. There's no obligation and no hard sell. If we're a good fit, we'll put together a clear proposal with fees for each stage.
Do you handle building regulations too?
Yes. Once planning is granted we prepare the technical drawings your builder needs to make sure the build is safe and compliant, and your project manager stays with you through the build.
Ready to find out what's possible?
